Renting the apartment in Japan is generally costly. Here are the typical cost factors. ln many cases, you will be required 3-4 months of the monthly rent when you sign the contract.
Key money = Rei kin
It is THANK YOU money to your landlord. It’s an old practice of the real estate industry in Japan. It’s usually equal to 1 month rent. There are landlord do not require key money.
Security deposit = Shiki kin
Security deposit is required. It’s usually equal to 1-2 months. If you use the apartment well you’ll get some % back when you leave. Some landlords will require a non-refundable deposit that they use as a cleaning fee when you leave.
Maintenance fee = Kyoeki Hi
The fee is for the common area or property management cost, and is shared between tenants.
Brokerage fee = Chukai Tesu Ryo
This is agent fee which is generally equal to 1 month rent.
Insurance = Hoken
This is also part of your initial payment. The insurance cover fires, earthquakes and crime. The cost is ¥10,000-20,000 for the contract period.
Key replacement = Kagi Kokan Hi
This is the cost to change the old key to new key. The cost is about ¥10,000-20,000.
The guarantor = Hosho Nin
A guarantor is someone who can pay for your rent in case of that you can’t pay. This person or company has to be in Japan and accountable enough.
The guarantor company = Hosho Kaisha
If you don’t have someone to be your guarantor, there are guarantor company. The cost ranges is 50%-100% of 1 month’s rent.
